Why do you work on an exclusive basis?

Because it's the only way to protect the owner's interests. Without exclusivity, the property is shared between agencies competing to close first — not to close best. With exclusivity, we control the pricing strategy, distribution channels, and timing. The result is a more professional, more discreet process and, in most cases, a higher closing price.

How long does it take to sell a property?

It depends on the neighbourhood, pricing, and market timing. In our experience, a correctly valued and presented property in Madrid's best areas sells within 30 to 90 days. Our goal isn't to sell fast at any price — it's to achieve the best possible outcome within a reasonable timeframe.

How do you determine the selling price?

We work with real closed transaction data from the Land Registry, not portal prices or automated valuations. We analyse comparable transactions in the same area, adjust for specific property characteristics, and present you with a report showing the price range the market is willing to pay.

What is your commission?

Our commission is detailed from day one, before signing any agreement. It's clear, competitive, and has no hidden costs. We prefer not to publish it here as it depends on the type of transaction — but we communicate it transparently in the first conversation.

What happens if my property doesn't sell?

If after the agreed period the property hasn't sold, you can cancel the mandate at no cost. We don't believe in holding properties we can't sell. Before accepting a mandate, we evaluate whether we can add real value — and if not, we tell you.

What does the weekly report include?

Every Friday you receive a report with: number of enquiries received, viewings conducted, buyer feedback, status of ongoing negotiations, and any recommended strategy adjustments. These aren't generic reports — they reflect the real activity of your transaction that week.

Can you manage the sale confidentially?

Yes. A significant portion of our transactions are managed without public exposure. The property doesn't appear on portals, no photographs are published, and access is exclusively through our network of qualified buyers. This is a common option for properties where the owner's privacy is a priority.

How is Vivanzo different from a conventional agency?

In three fundamental ways. First: each agent manages a maximum of 3 properties simultaneously — that means a complete team dedicated to each transaction. Second: we report every week with real data, not promises. Third: our valuations are based on Land Registry transactions, not portal estimates.

How can I access off-market properties?

Fill in the form on our properties page or contact us directly. Tell us what you're looking for — area, property type, budget — and we'll present options that match, including properties without public exposure.

Do you charge the buyer a commission?

In most transactions, no. Our commission is paid by the selling owner. If there's any exception, we'll let you know before starting any search.

Which areas of Madrid do you operate in?

We focus on Madrid's best residential areas: Salamanca, Chamberí, Chamartín, El Viso, Retiro, La Moraleja, Pozuelo, and Aravaca. If you're looking in another area, ask us — we may be able to help.

Can you help with financing?

We don't offer financial services directly, but we work with trusted mortgage advisors who are experienced in the high-end residential market in Madrid. If you need financing, we'll put you in touch.

About the process

How we work.

How many properties do you manage at once?

Each advisor works with a maximum of three simultaneous mandates. This limitation is deliberate — we believe dedication is incompatible with volume. We don't accept more mandates than we can manage with the attention they deserve.

Do you list on property portals?

Only when it's part of the strategy agreed with the owner. Many of our transactions are managed confidentially, without portal presence. When we do list, it's done in a controlled way, on selected platforms, with professional material.

What is the first meeting like?

It's a no-obligation conversation where we understand your situation, visit the property if possible, and explain how we would handle it. By the end of the meeting, you'll have a clear idea of our approach, estimated timeframes, and terms. No pressure, no mandatory lock-in.

Do you work with international buyers?

Yes. Madrid is a growing destination for international buyers, especially from Latin America, Northern Europe, and the Middle East. We're equipped to handle transactions with buyers from outside Spain, including basic fiscal and legal aspects.
